Use This Lot Financing Checklist So No Detail Gets Missed

There is a lot to do when preparing to take the leap to build your dream home. With our checklist, we'll help you avoid any surprises as you prepare your loan application.

✔ Most recent two years tax returns.

Your federal tax returns are all that is needed, in addition to any W-2s, 1099s, or K-1s. If you are self-employed (own 25% or more shares of a business) and file corporate tax returns, you'll need to provide a copy of the last two years' federal tax returns. If you have filed for an extension for the current tax year, your lender will need a copy of the filed extension and your two prior year's tax returns. All tax returns will need to be signed where needed.

✔ 30 days most recent pay stubs

Include proof of income from all of your current and/or future employers.

✔ Your most recent two years of employment history.

If there are any employment gaps, a letter of explanation may be needed.

✔ 60 days of your most recent bank statements.

This includes checking, savings, brokerage accounts, money market accounts, etc. All pages are needed even if blank or a reconciliation page. Your lender may or may not ask for additional statements.

✔ Most recent retirement account statements.

This applies to IRA and 401(k) accounts. Your lender will require all pages of the most recent statement. If necessary, please provide the terms in which funds you're using for closing or down payment can be withdrawn from your account(s).

✔ Copy of driver's license for all borrowers.

A scanned or enlarged photocopy works best for legibility purposes.

✔ Proof of insurance.

The name and phone number of your homeowner's insurance company will be needed.

✔ Copy of earnest money check.

Include proof the funds have cleared your bank account.

✔ Fully executed real estate contract.

All exhibits and addendums from all parties of the contract will be required. This is usually provided by your realtor.

✔ If applicable.

There may be additional documents as it applies to a landlord, property management company, divorce decree, child support, pending home sale, or more. Your lender will let you know if more documentation is required to originate your lake or lot loan.
